What a decode looks like
Synthetic example. Every note points at the exact line it is about.
- 12. Early termination. Tenant may end this lease early by giving 60 days' written notice
- and paying a lease-break fee equal to two months' rent ($3,900).
- 13. Renewal. This lease renews automatically for 12 months unless either party gives written notice 90 days before the end date.
- 14. Cleaning. Tenant shall pay for professional carpet cleaning at move-out.
Why this is hard
Twenty pages, signed in a day
Landlords and agents often want a signature quickly, and the clauses that cost money are rarely on page one.
Fees hide in separate clauses
Late fees, renewal terms, professional cleaning, pet rent and repair duties are spread across the document.
New to renting here
If you've just moved or are renting for the first time, terms like "joint and several" or "break clause" don't explain themselves.
What you get
- Rent, deposit, fees and key dates in one summary, each quoted from its clause
- Clauses worth questioning, such as automatic renewal, lease-break fees or repair duties
- What's missing, such as who handles repairs or how the deposit is returned
- Editable questions to send the landlord or agent before you sign
What it is not
An explanation of your lease plus editable question templates. It doesn't say whether a clause is enforceable where you live, and it isn't legal or financial advice.

Questions
Why 3 credits?
A lease is a long document, so it uses the contract review tier. Very long leases would get a quote before anything is processed.
Why not just ask ChatGPT?
You can, and it may summarize the main terms well. What we add is a fixed structure: the same summary for every lease, each point quoted from its clause so you can check it, a list of what's missing, and questions ready to send. There's no prompt to write, and uploaded files are deleted within 24 hours unless you choose to save them. Whether that's worth 3 credits is what we're asking before we build it.
Will it tell me if a clause is allowed?
No. Rules differ by state, province and country. It flags clauses that commonly deserve a question and quotes them, so you can ask the landlord or a local tenant service.
